Team Approach Offers a Second Set of Eyes to Protect Your Client

Mortgage/Credit

The spouse keeping the home may wish to accept responsibility for the current mortgage.  This happens often, and typically it is of no consequence, unless that mortgage is not a standard conventional, FHA or VA loan.  Other loans often have features that can create a ticking time bomb for the house retaining spouse.  
Our team's clear objective is to review the current lien(s) and root out any negative features that could affect the client in the future.   
Additionally maintaining excellent FICO scores for both parties is paramount.  Our team's mortgage loan officers, with combined experience of over 75 years, are available to assess the financial capabilities of the spouse accepting the mortgage or refinancing the home into their name.    

Title

Our experience escrow officers can produce a full title report, and then, for the various liens on title, our team will track down these lien holders and get actual payoffs rather than a simple balance.  Who knows what has transpired during the loan period.  Were there late payments and fees associated with the late payments, were payments simply not made and interest accrued, attorney fees, and the list goes on.  Our team is there to root out exactly what is owed on your behalf.

Insurance

Our insurance team advocates for your client to uncover possible expensive pitfalls hidden within the maze of rules dictated by the large insurance companies.   Upon divorce, if the house insurance documents are not reviewed, and a CLUE report is not pulled to determine claims in the last 7 years, and those claims have been investigated, the house spouse can be in for a rude surprise if indeed he/she decides to file the next claim.  Many homeowner's have been denied claims because the other spouse handled the former claim improperly or neither spouse fully understood the guidelines to keep their insurance intact.  

Condition

Whether one spouse keeps the house or both spouse decide to sell, latent physical problems with the home can range from small to large, and can get significantly worse and more expensive over time.  Our team of ASHI certified home inspectors is there to uncover these issues before end of mediation, in event your client wishes to keep the home, or before sale in the event the couple jointly decide to sell, thereby averting disaster during the sale with the new, "would-be" buyer.
